Historical Renovation

Octagon and Criterion Capital are delighted to announce the impending launch of Eagle House, a Grade II* listed historical building, painstakingly restored and converted into eight large luxury apartments, only seven of which will be offered for sale.

One of the few and finest examples of a Jacobean Manor House still standing in London, built in the early 1600s, Eagle House was the second building to be erected in Wimbledon, commissioned by the co-founder of the British East India Company.

Named after the renowned Eagle House School, which took over the building in 1860, the moniker remained following the school’s departure and subsequent purchases and uses, including a Military Academy and, more recently, an Islamic Heritage Centre.

In 1700, the large house was modernised and extended, with the original building now carefully restored by Octagon. In the entrance hall, residents will be greeted by the ornately embellished original fireplace, complemented by striking marble and limestone tiled flooring.

Beyond the hallway, the communal sitting room features a unique floating fireplace – as the ceiling heights and floors have changed over the many years of use, the listed fireplace has been retained in its original position. Two and three bedroom apartments lead off via various staircases, while new state of the art lifts provide access to the upper floors.

Finished to the highest specification, as befitting the Octagon name, apartments feature underfloor heating or traditional cast iron radiators and with the high quality marble, carpet and timber flooring, designed to enhance and reflect the history of Eagle House. The interiors have been designed by award-winning Michaelis Boyd Associations of London to create a luxurious space complementing the period features of the building.

A full restoration of the fireplaces, staircases and oak panelling allow residents to enjoy period features in tandem with modern, high-tech living, with the latest home technology including a Control4 Audio System and integrated Heating & Comfort Cooling Controls. The Bulthaup kitchens feature bespoke white work surfaces and a range of integrated top of the range Miele appliances.

One apartment also includes a private patio, whilst every resident will be able to enjoy the landscaped communal gardens to the front and rear of the property.

Eagle House is located in the prestigious Wimbledon Village, just a stone’s throw from Wimbledon Common, providing plenty of green space for residents. The South London village enjoys a wealth of boutiques, restaurants and bars, as well as a number of famous parks and sporting facilities, including the Wimbledon All England Lawn Tennis Club.

The setting is ideal for commuters, with numerous bus routes servicing the area, and Wimbledon mainline and underground stations less than a mile away – residents can reach London Waterloo in just 19 minutes on the train. The area is known for its great schooling, with Kings College School less than 10 minutes away by foot, and The Rokeby School a 10 minute drive away.
