Ascot Elegance

November 2011

Kennel Avenue in Ascot, has all the refined features one has come to expect to find in an Octagon country house; sumptuous accommodation including 5/6 bedrooms and 5 bathrooms, optional staff wing, garaging for four cars, underfloor heating, and lavishly landscaped gardens, in a superb private road setting.

Priced at £4.25m, Kennel Avenue can be viewed by appointment through appointed Edwards and Elliot
tel 01344 876363.

Literally minutes from the famous Royal Ascot Racecourse, Kennel Avenue is also easily accessible for Ascot station (46 minutes into London Waterloo) and town centre, which has a good cross section of quality shops, restaurants and cafes.

There are plenty of impressive features, as might be expected in Octagon’s modern take on a country house; starting at the front door, the triple height atrium style entrance hall has a marble clad staircase sweeping up to the first floor galleried landing, a dramatic window drops through all three floors, delivering a full height vista of the beautifully landscaped and planted rear gardens.

Leading off either side of the hall are the TV/cinema den and study, along with a large, marbled guest WC and walk-in cloakroom cupboard.

And then there is the serious living space, three adjoining rooms, sparkling with natural light through large glass panelled walls, contemporary roof lights and multiple full length windows and French doors. The well-proportioned drawing room and family room both have sleek oyster marble fireplaces, with art deco style polished steel inlays, and gas fired pebbles, creating pleasing focal points at each end of the house. The drawing room is cored and cabled, as are the rest of the main rooms, ready for a surround sound system

The dining room, taking centre stage, has its own glass panelled servery, where contemporary walnut cabinetry incorporates two temperature controlled wine fridges.

Which leads us to the kitchen, with the handcrafted units finished in classic French Grey, partnered with Kashmir White granite work tops, and hosting a bagful if sophisticated built-in appliances. Along with Gaggenau’s supersized linear oven, there is a useful combination/microwave for high speed family meals.

There are the two full size Siemens fridges, skilfully hidden behind grey lacquered panels, whilst very much on show is today’s ‘essential’ luxury, the built-in espresso/cappuccino machine.

Off the kitchen is a substantial utility room with Miele’s washer and dryer standing ready and plumbed for action, a chic ‘gardener’s loo, along with an adjoining plant room with enough equipment to keep all the home fires burning.

Drift up those glass panelled marbled stairs to the first floor landing, to discover four large double bedrooms, all with generous runs of bespoke wardrobes and en-suite bathrooms. This is where some suites are more equal than others, something that comes to mind, upon entering the Master complex. The main bedroom’s fitted wardrobes come sumptuously leather padded. But if opening and closing wardrobe doors is all too time consuming, Madame and Monsieur can always revert to the en-suite walk-in dressing room, with its open storage and hanging installation.

Then there is the Master bathroom, almost too modest a word to describe this spa fest. Entered from the bedroom through a pair of VIP sliding double doors, a cursory glance tells all; this is big, marble tiled, and very luxe.

More glass panelled stairs lead to the second floor where two more large rooms await, one making the perfect games room, the other with an en-suite shower room,  and off both rooms, vital accessible under eaves storage.

External delights in addition to the gorgeous gardens and stone paved terrace include a large sweeping forecourt, with secure video monitored entry gates, a NACOSS approved security system, and both a detached and integral double garage.
